The step by step process – flatpack homes
This is how a typical case would unfold, from investigating the possibilities to deciding what suits your needs, through to the manufacturing process and final assembly.
RESEARCH
- Look through the designs on this website. Remember, any of our design options can be easily modified to suit your requirements.
- If you have not already acquired land, then now is the time to start looking. Consider the location of power and water in relation to the positioning of your home. A good choice can save you time and money.
- Talk to the local Council in regards to sewage requirements, culverts, driveways, rates, etc. They may have a plan of the block, an information pack or other advice that may be useful.
- After purchasing a block you will need to get a soil test, or site classification done.
- Call to make an appointment with one of our friendly consultants to discuss design and to look over our display homes.
- Bring photos and a contour map of your land to this meeting if possible.
- Statewide Constructions will provide you with an obligation-free detailed quote for your home.
- Investigate finance arrangements. If you use an approved builder to assemble your Statewide kit home, finance can be readily obtained. For an owner-builder, we can recommend consultants who have financed owner-built homes.
PREPARATION
After acceptance of our quote comes the time to get your dream under way.
- Statewide Constructions needs a non-refundable drafting deposit of $1,500 for working drawings and engineering documentation. This is not an extra. It is part of the total price, but must be paid before work can begin.
- Statewide Constructions prepares the plans and commits resources to your home.
- The design is finalized in consultation with you.
- You submit the plans to the local Council for approval.
- After Council approval, a detailed contract, specifying the inclusions and costs, is signed and you will need to pay 20% of the full price so that production can start.
MANUFACTURE
- This process takes place in our Hobart factory. While your home is being manufactured, you may make arrangements to visit us to see your building taking shape.
- Now is the time to have your house site prepared. We will provide a plan for the footings. You will need to arrange for the stumps to be installed and for services to be provided to the site.
- When the house is ready to be delivered to your property you will need to pay the balance of your contract price. Delivery to the site, on mainland Tasmania, is included in the cost for flatpack homes.
ASSEMBLY
- Your home is delivered to your building site in flatpack form – ready to assemble.
- You and/or your mates, or a building contractor you have chosen, take care of the assembly. This normally takes a little over a week for a simple unit, and is obviously dependent on weather conditions. The building is now at lock-up stage.
- You take care of all the plastering, painting, finishings and fittings which you have purchased yourself. The huge savings that you make by taking care of all these details stay in your pocket, or off your mortgage. Think how much better you will sleep, in your new home, with that knowledge.
